Deed Restrictions

Following is an overview of deed restrictions and requirements for Lamar Pointe Preserve.

Services
  • Dedicated County Owned & Maintained Roads
  • Sewer & Water provided by Aransas County MUD
  • County Taxes (Property & School)
  • Wooded Homesites approx. 80′ x 105′
Minimum Square Footage Requirements
  • Blocks 1-4 Must be 1400 Sq. Ft. for Single Story and 1600 Sq. Ft. for Multi Story
  • Blocks 5-8 Must be 1600 Sq. Ft. for Single Story and 1800 Sq. Ft. for Multi Story
  • Architectural Control Review required prior to construction ($150 Review Fee)
  • No Time Frame to Start Construction
  • 6 Month Completion Time Period of Construction
  • No “A” Frames, No G Domes
  • No Mobile Homes or Modular Homes Allowed
Roofing
  • 300 lb Architectural 3 Tab Composition Shingle
  • Standing Seam & Tile are Allowed
  • No Corrugated Metal Roofing
Exterior
  • Coastal Theme – Brick, Stucco, Stone, Hardiplank, Lap & Gap 12 Ft. Siding & Mix (combination of any of above)
  • No Plywood Siding, T1-11 or Asbestos Shingle Siding
Fences
  • 6 ft. Wood
  • Privacy Fencing is Encouraged

Deed Restrictions (cont’d)

Garages
  • All homes must have Minimum 2 Car Garage Enclosed to Enable Parking of 2 Vehicles Inside
  • Exterior to Match House
  • Attached & Detached are Acceptable
  • Side-Load or Stair Step Encouraged
  • Carports are Not Considered a Garage
Driveways/Sidewalks
  • Minimum 2500 PSI Reinforced Concrete with Broom Finish
  • No Asphalt from the Street to the Front Elevation of the Home
  • All Flatwork and Sidewalks must be Broom Finish Concrete
Building Setbacks
  • Front Setbacks is 20 ft.
  • Side Setbacks for buildings is 5 ft.
  • Rear Setback is 20 ft.
  • Cul-de-sac lot fronts are 15 ft.
  • Cul-de-sac lot rear is 15 ft.
Parking
  • Each home is intended to park 2 cars in the garage and 2 in the driveway. No inoperable vehicles are allowed to be parked or stored in the driveway
  • No boats, trailers, campers/RV, motor homes, equipment/storage trailers are allowed in driveway longer than 2 nights.
  • Additional parking/storage of boats, campers/RV, etc may be parked in the rear or side yard only if screened and fenced from view of street and neighbors.
